This agreement is between Mountain Home Rentals of Georgia (“MHRG”)(Company) and John Doe (Renter)
RENTAL POLICIES AND RULES
TO GUARANTEE YOUR RESERVATION:
Advance deposit equal to your total reservation is required. **Reservations/pricing/dates are not confirmed until reviewed by a member of the MHRG staff. MHRG reserves the right to notify you should there be a fault in the software preventing a proper reservation (i.e. nightly/weekly rates not being properly applied via the online software) or with any issues/questions regarding your reservation.
Cancellation charges are as follows: rental payments are fully refundable until 14 days prior to the reservation arrival date. If 8-13 days prior to the reservation, 1/2 the total rent and tax can be refunded. Less than 7 days: cleaning and pet fees can be refunded. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. THERE ARE NO REFUNDS FOR EARLY DEPARTURE.
Check-in time is any time AFTER 4PM. Unfortunately, we are not able to accommodate early arrivals. It takes the entire allotted time to prepare the property for the next guests. We can let you know if your property is ready before 4PM on your day of arrival. Please do not arrive at the property before your scheduled check-in time or you will be charged a fee of one half your nightly rate. We thank you in advance for your patience as our staff works incredibly hard to prepare your vacation rental.
Check-out time is NO LATER than 10AM. Unfortunately, we are not able to accommodate late departures. It takes the entire allotted time to prepare the property for the next guests. If you do not vacate the property by the scheduled check-out time of 10AM, you will be billed for a late departure fee of up to one half your nightly rate. We thank you for your understanding.
BEFORE YOU LEAVE:
Place all dirty dishes in the dishwasher and start the cycle, lock all sliding glass doors, windows and standard doors, turn off all lights, garbage must be bagged and taken to the North Gate Trash facility, (Big Canoe is a recognized nature preserve which does not have at home trash pickup due to bears), leave linens from used beds and towels near wash machine, return all furniture to original locations.
DO NOT leave any food behind on the counters or in the fridges. If trash is left inside the home, the guest will be charged for each bag of trash. If the interior or exterior of a property is left excessively dirty, the guest will be responsible for all additional cleaning fees. These fees will be charged automatically to the credit card on file.
WHAT TO KNOW:
Our properties are furnished for normal housekeeping with dishes, cookware, flatware, glasses, basic appliances, bed linens and bath towels. A starter supply of items such as dish detergent, hand soap, trash bags and paper products (toilet paper and paper towels) is provided. Please bring replacements for these starter items if you feel they will not be adequate. We recommend bringing your own beach towels, personal toiletries, coolers, etc. Please do not use the bath towels at the pool or the beach
All our properties have rules and information you will be given prior to your arrival, including minimum age requirements. Smoking is NOT allowed in any of our properties. Please note that if you bring a pet to any unit that does not allow pets or you smoke inside, you will be charged a minimum of $500 to your credit card. Additional charges maybe incurred if damage or association fines occur.
A housekeeping fee will be included on all reservations. This fee will vary in price based on the size of the property. The house is professionally cleaned prior to your arrival. Please inspect it at check in and call housekeeping at 770-894-4444 in the event something is unsatisfactory. As we will send housekeeping back to the property to re-clean the reported areas, no refunds will be given for housekeeping issues. There is no fee within the first 24 hours to return and address the issue. Additional fees apply if housekeeping is called after the first day of $50.00 per hour. All cleaning is done by professionals who use advanced cleaning practices and disinfectants. We maintain excellent cleaning standards and pay above the living wage standards; 100% of your cleaning fee is paid to the cleaners (i.e. no profit to us) and we insist on a professional level of cleaning between guests.
Service and Maintenance Calls – While issues are unfortunate, they are a reality when dealing with any form of rental or real estate. If an issue is reported, it will be scheduled based on the level of severity of each issue. We do guarantee response within 24 hours. Our goal is to ensure every guest is taken care of, however below are some guidelines to help make your stay more enjoyable:
Air Conditioner – Please do not leave doors open while the a/c units are running. This will cause the a/c unit to freeze up which can require up 24 hours to thaw. Please do not set thermostats below 72 degrees to prevent the unit from freezing.
Refrigerator – One of our most common service calls is for the fridge not cooling shortly after check in. Please allow 24 hours for the fridge to cool back down after filling it with groceries. If after 24 hours the temperature has still not gone down, please call to request a member of our maintenance team to assess the situation.
Hot tubs – Hot tubs have electrical/mechanical components. These components can sometimes malfunction. MHRG and the Homeowner cannot be held responsible for any malfunctioning hot tub. Please inform us as soon as possible if your pool or hot tub is not working properly. No compensation will be given for a malfunctioning pool/spa. MHRG will do everything in its power to rectify any problems with malfunctioning equipment as quickly as possible.
If the house is pet friendly you are welcome to bring your pet for a nonrefundable pet fee of $100.00 per dog with a two dog limit. Dogs must be leashed at all times outside in Big Canoe and kept in crates if left in the house alone. Failure to notify of pet and pay fee is grounds for immediate eviction. Dogs are not allowed on furniture in any home. Damage caused by pet(s) brought to home, or excessive cleaning for housekeeping will be documented and billed to guest. (Cats are not allowed.)
Big Canoe has a noise and outside lights curfew- starting at 10:00pm. Please be mindful of your neighbors. Quiet hours are between 10 pm – 8 am local time.
Many of our homeowners maintain a locked closet and or utility room in their home for storage of personal items. Please respect these locked closets and storage rooms and do not attempt to open them. Any damage to this area of the rental property will be billed directly to the guest, since this type of damage is willful and not covered under the Security Deposit Waiver Fee.
LOST & FOUND:
MHRG will not be responsible for any items that you leave in your rental home. Lost items will be held for two (2) weeks. After that time, all unclaimed items will be donated to a local charitable organization. If requested, items left behind will be returned via UPS at guest’s expense.
Owners and Managers of this property are not liable for loss, damage of property, injury to me or my guests during my stay on the premises.
I hereby release, waive, discharge and covenant not to sue the owners of this property, its officers, staff, agents, or employees for any liability, claim and or cause of action arising out of or related to any loss, damage or injury, including death that may be sustained by me or to any property belonging to me arising out of use of the house or property.
Preparation of rent agreement: This document serves as an agreement to rent for the specified property. All parties will execute the rental agreement no later than 48 hours of contract issuance.
Other Agreement: No modification or changes to this Contract will be valid or binding unless in writing and signed by both Parties.
